How to Read a 7/12 Extract (Satbara Utara) — Sunny Maniyar's Simple Guide

In my consultations, I ask every client one question first: 'Have you read the 7/12 of the plot?' Most say no. Some say they don't know what it is. This guide will fix that in 5 minutes.

What is the 7/12 Extract?

The 7/12 extract (Satbara Utara / Saat-Baara Utara) is maintained by Maharashtra's Revenue Department. The name comes from two revenue registers — Register 7 records ownership, and Register 12 records cultivation details. Together, they give you a complete picture of any plot of land.

Key Fields You Must Check

Survey Number (Gat Kramank): The unique ID of this land parcel. Always match this to the sale agreement. Owner Name (Khatedar): Must exactly match the seller's name and ID proof. If it doesn't, stop immediately. Area (Kshetra): Total land area in hectares. Verify this against what the seller claims. Land Type (Jamin Prakar): This is critical. Look for 'Bina Sheti' (Non-Agricultural) to confirm NA status. Encumbrances (Bojpatra): Any loans, mortgages, or legal orders appear here. If anything is listed, investigate before proceeding. Mutation Number: Records any past ownership changes. A long history of clean mutations means the title is likely clear.

How to Get It Online

Visit bhulekh.mahabhumi.gov.in → Select District (Nashik) → Select Taluka → Select Village → Enter Survey Number.
